What can a builder do to reduce or to avoid construction risks?

Reduce risk with pre-job project planning - Pre-job project planning is a must. The fact that thorough planning has always been a common characteristic of successful projects makes this phase of planning essential. History suggests that lack of systematic pre-job project planning is the cause of many failed projects and disputes that occur throughout the design, development, construction, and post-construction.

Pre-job project planning starts with program and scope definition. The process involves integrating and coordinating all project plans to create a consistent, coherent approach. The goal is to achieve a "project baseline" in terms of scope, cost, and time. The project plan is implemented by performing the activities included in the plan and by coordinating changes across the entire project. In this manner, changes can be determined and managed more easily, and thus disputes and legal claims can be minimized, if not avoided altogether.

Without proper planning, major problems can go undetected until it is too late, and expensive changes may be necessary. Chronically missed schedules because of poor planning can cause unnecessary cost overruns and delays for building projects. Pre-job project planning helps define each task and quantify all requirements before construction starts.
